You paid cash for the excavator. You cleared the loan on the prep truck two years early. The commercial kitchen is fully owned. On paper, the business looks strong.
Then a big contract lands, the tax bill arrives, or a quiet quarter bites, and the bank account doesn’t match the balance sheet. It’s one of the most common conversations I have with business owners: plenty of value in the yard, not enough cash in the account.
The good news is that equipment you own outright, known as unencumbered assets, can be one of the fastest and cheapest ways to fund your next move.
Most owners go straight to the bank for an overdraft increase. The problem is that many banks want property security for working capital, and plenty of owners either don’t haveit or don’t want the family home on the line.
Unsecured business loans are quick, but the rates reflect the risk. Using them to fundsomething long-term can put real pressure on monthly cash flow.
Your equipment sits in the middle. It’s tangible, it holds value, and lenders understand it.
Releasing equity from equipment works well when you need a meaningful sum within weeks, you want to keep property out of the deal, or you’re consolidating expensive short-term debt into a structured, lower-cost repayment.
It’s worth a careful conversation if the equipment is near the end of its useful life, or if the cash is plugging an ongoing loss rather than funding something that will generate a return.
A Brisbane civil contractor owns three excavators and two tippers outright. They win a council contract that needs extra labour and materials up front, long before the first progress claim is paid. Rather than tie up the family home, the fleet is refinanced into one facility. Cash hits the account, the machines never leave the site, and repayments are matched to the contract’s income.
I work across a panel of 35+ bank and non-bank asset finance lenders, and I make it my job to know how each one’s appetite for equity release shifts, because it does, regularly. That’s what gets a deal approved the first time. When you work with me, I will:
